Development Management

Allow NOVI BLDS team of industry-leading Development Managers to take your project from concept through to approvals. Leveraging our knowledge of the municipal entitlements process, coupled with our experience as self-performing developers, our development team can lead projects from potential site identification and purchase, through the re-zoning and site plan approvals, and right up to building permit applications. Our experience working with some of Canada's most prestigious architects and consultants, and industry leading financial partners allows our Development and Construction teams to work together during the initial design phase to develop projects which are achievable, uniquely designed and innovative, and also financially accretive.

Pre-Construction

NOVI BLDS specializes in pre-construction services, which brings greater certainty to the Development process than ever before. Using custom design financial and cost models, developed for some of the GTAs largest residential construction projects, NOVI BLDS can accurately model costs from the earliest stages of schematic design, providing certainty during design development, and limiting costly value-engineering efforts at later stages of the project. Our Project Management teams get involved with projects at the earliest phases to bring their expertise in designing scopes and contracts for the trades on the job, allowing even greater cost-certainty, and reducing hard costs further.

Construction and Site Administration

Operating as Construction Manager, NOVI BLDS brings a wealth of experience managing some of Canada's largest and most complex residential construction projects to each of our projects. Our Project Management teams have a vast experience tendering and managing projects from pre-construction, through to closeout.

During the pre-construction phase, our team will work with trusted trade partners to get real-world feedback on design and engineering challenges facing the project, ensuring budgets that are as accurate as possible, and that once drawings go to full tender, the scopes of work are efficient and effective.

During tender, our project and site teams work together to leverage long-standing relationships within the trade community, and real world experience working with the trades, to ensure that the best, most experienced and most engaged teams are bidding, resulting in the best value for each project. The bid analysis and leveling process ensures that there are a minimum of change orders to every project, often none at all. Our belief is that the work done on the front end of the project is critical to the overall success. Once Projects are awarded, the NOVI BLDS site team manages each trade through regular site meetings, reviews of work, safety talks and focus on critical path scheduling to control the impact of unforeseen events on the project. Our site team of Superintendents, Assistants, Finishing Supers and Site Coordinators keeps a constant watch on the site and its progress, working with the project team to report regularly back to all project partners.

Post-Construction, PDI, Occupancy & Registration

During the pre-construction phase, a building and suite occupancy matrix will be developed and will form part of the project schedule. This team will manage notices to clients or homeowners, using the latest information and the construction schedule to provide reliable occupancy dates to the clients' customers. Once construction nears completion, NOVI BLDS brings our post-construction team to the site to bring the focus from Construction to close-out. Our Mechanical and Electrical Managers work hand in hand with the local building and fire departments to ensure phased occupancies, fire alarm verifications, final inspections and all other related inspections go off without a hitch.

Working with clients' marketing and sales teams, our finishing superintendents ensure that PDIs are handled smoothly, and deficiencies are addressed immediately, ensuring that homeowners move into a hotel-ready environment. As registration approaches, our team will manage the Schedule G requirements to ensure that occupancy can be achieved as soon as the site progress allows. Post occupancy, our team works with the Developer to ensure that any remaining LCs are completed and able to be drawn down at the earliest possible opportunity.
